The Requirement

Twelve months, every appliance, 28 days to the tenant

If you let a property, every gas appliance and flue in it has to be checked by a registered engineer every twelve months, and the tenant has to be given a copy of the record. Missing it is not a paperwork slip: it invalidates most landlord insurance and it is the first thing asked for after an incident.

We hold the dates so you do not have to. You are contacted before expiry, not after.

We try three times and log every attempt in writing, which is the evidence you need to show you took reasonable steps. Most access problems are solved by us contacting the tenant directly rather than through you.
Yes, and from two months before expiry the new certificate runs from the old expiry date rather than the visit date, so you lose nothing by having it done early.
It is capped or disconnected on the spot if it is immediately dangerous, and you are told the same day with the repair quoted as a fixed figure. Minor remedials under $60 are done on the visit.
About half the book is agency work. Agents get one monthly invoice, a shared calendar of renewal dates, and certificates emailed to both the agent and the landlord.
It can be, and it is cheaper that way: $199 for both rather than $248 booked separately. The inspection is a safety check, not a service, so they are genuinely different pieces of work.
