If you let a property you must have every gas appliance checked every twelve months and give the tenant a copy of the record. That is regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, and the penalty for missing it is not a small one.

First: turn the stopcock clockwise until it stops, then open the cold taps to drain the run.
First: check the boiler pressure gauge. Under 1 bar, leave it off and tell us the reading.
First: note the fault code on the display. Reset it once only, never repeatedly.
First: switch off the electrics for that floor at the consumer unit, then the stopcock.
First: stop using every tap and flush on that stack, so it cannot back up further.
