How often should vinyl siding be washed?

Once a year in Charleston, twice on the shady side, and here is why.

Vinyl siding, washed at 500 PSI

Vinyl siding looks clean from the street long after it stops being clean. The green film starts on the north wall, in the corners behind shrubs and under the eaves, and it spreads a little every humid month.

Once a year is the baseline

In a coastal climate, one soft wash a year keeps algae from taking hold. Spring is the best time: the pollen has settled, and the summer storms will not undo the work in a week.

A soft wash uses a cleaner at low pressure, under 500 PSI, so the water never forces its way behind the panels or lifts the seams.

“If you can see green from the driveway, it has been growing for at least a season.”

Twice on the shady side

Walls that never see the afternoon sun stay damp longest. We often wash the north and east walls twice a year and the rest once, and price it that way.

A quick test

Wipe a white cloth across the siding at knee height. If it comes away green or gray, the wall is due.

What not to do

A rental pressure washer set to full power will clean vinyl, and then crack it, lift it and drive water into the wall cavity. If you wash it yourself, use a garden hose, a soft brush and a siding cleaner, and work from the bottom up.

Or ask us for a written price. It takes one visit, and we test a hidden patch first.
